We work with a number of developers in Dallas who are currently working in the historic areas surrounding downtown Dallas. The challenges they bring to us is to design enhancements to the current structure that modernize the building but keeps the building looks old.
Most of the time modernizing the interior of old buildings presents little problems and can is easy to design. However, using modern construction techniques on the exterior of a building nearing 100 years old is where the building designing becomes a true challenge.
Everything from wall thicknesses to foundation supports has changed over the years and to convert from old to the new…or new to the old…sometimes becomes near impossible. Most of the time these conversions take much more time to complete and takes a much higher skill level in craftsmanship.
This is where experience comes in. Knowing what it takes to covert an existing exterior wall made out of true size 2×4 walls to be built out of modern wood, composite or metal materials will prevent mistakes from being made. Since most renovations of old buildings require the customization of windows and doors to match the construction techniques used over 100 years ago, knowing how they were made back then is also an asset to the developers of older buildings and homes.
FrankieZed Studios’ team of designers has the experience with dealing with updating old buildings and has access to data on the technique used over 100 years ago to construct buildings and homes.
